Off market real estate in Madrid: what it is, how it works and who it suits

· 5 min. read · by Christie's International Real Estate Madrid

Off market real estate is the sale of a property without advertising it on portals, social media or in shop windows. In Madrid it is used mainly for high-end homes, where confidentiality weighs as much as location: the property is offered directly to pre-qualified buyers, through an agency with a network and its own database. This guide explains how it works, who it suits and what to bear in mind before choosing this route.

What is off market real estate

Off market literally means outside the market: the property is for sale, but it does not appear in public channels. People also speak of private sales, and some agencies call it a "whisper sale" (venta por susurro in Spanish).

It is not a type of home or a price category. It is a way of marketing: it changes who knows about the sale and how the buyer is approached. The purchase, the deed and the tax obligations are the same as in any other transaction.

How an off market sale works, step by step

  1. Agreement and confidentiality. The owner instructs an agency to handle the sale, and it is agreed what information can circulate and to whom.
  2. Preparation. A valuation based on real transactions is carried out, and the presentation material is prepared, to be shown only to those who should see it.
  3. Buyer selection. The agency approaches qualified buyers from its database and network, without publishing the property.
  4. Private viewings. They take place behind closed doors, on the dates and at the times agreed with the owner.
  5. Negotiation and closing. Negotiation is direct, and the transaction is formalised with the same steps as any other sale.

Why an owner sells off market

It is an increasingly common channel in Madrid's upper segment, as reported by the financial press. The reasons are usually personal or related to security, and almost always have to do with controlling information:

  • Discretion. Who is selling and what is being sold is not made public.
  • Security. Photographs and the location of the home are not circulated.
  • Control. The owner decides who visits the property and when.
  • Filtered buyers. Every contact is verified from the start, so viewings are reserved for people with genuine interest.

What off market offers the buyer

The buyer gains access to properties that are not on the open market and deals directly with the agency, with less noise and more privacy at every step. For this to work, the agency needs to know what the buyer is looking for: area, type of home, timeframe and level of renovation. The clearer the brief, the more precise the selection. Limits of off market real estate

It is a useful method, but it does not suit every property or every owner:

  • Less public exposure. The property only reaches those the agency can reach, which is why the network and the buyer database matter so much.
  • Fewer public references. Without an open listing, there are no visible comparables, so the valuation must rely on real data from completed transactions, as we explain in our valuation guide.
  • Not always the best route. If the aim is maximum visibility, an open sale may be more suitable. Every property needs its own strategy.

Off market real estate: frequently asked questions

What does off market mean in real estate?

The property is for sale, but it is not advertised on portals, social media or in shop windows. It is offered directly to selected buyers.

Is it legal to sell a home off market?

Yes. It is a way of marketing. The purchase, the deed and the tax obligations follow the same rules as in any other sale.

How do you access off market properties?

Through an agency with a network and a database of buyers. It is usual to explain what you are looking for (area, type of home, timeframe) and to keep confidential contact with the team.

Is off market only for high-end homes?

It is mostly associated with that segment, because that is where confidentiality matters most, but it is a marketing method and not a price category.

Is off market the same as a private sale?

In practice the terms are used as synonyms: both describe a sale that is not publicly advertised.
